FAQ

Yes!

No, we are not a supplier for roofing materials.

First have an exterminator do an inspection on your house. Then, prior to beginning the tenting and extermination process, you can schedule a time for our consultant to see what needs to be done on the roof. That way our team will coordinate the supplies and bring them to your home before tenting begins. This is in order that the materials can be part of the tenting/extermination for safety measures.

If you have a leak during a rainy season and your appointment isn’t for a couple days, we recommend marking the leak area with tape so that when the consultant comes to the appointment they will know where exactly to assess.

If you are in LA County, then yes! We service the greater Los Angeles area.

Yes, we have a minimum service charge of $1,200. This is to cover the cost of two or more crew members coming out and completing a service. If the repair on your property costs less than $1,200, the inspector or consultant will let you know and give their recommendation during the assessment.

We provide roof repairs, replacements, maintenance, and some other services. See our Services We Offer page for a full list.

Yes, see our Maintenance & Coating page to see what kind of coatings we offer.

No, that requires a different license which we do not have.

Yes

There are a handful of companies we have worked with in the past that we could recommend if it falls in your scope of work, however we cannot vouch for their work because they are not affiliated with Roof Repair Specialist; we advise that you do your own research and check their online reviews before booking with them.

Yes, for several reasons. Firstly we’re able to spot leaks and other issues when we see the decking in the attic. Secondly we can see if there is proper ventilation in the attic, as often times poor ventilation causes further roof damage.

If there is a cancellation, the spot is typically taken by somebody who is already scheduled. Even if the appointment seems too far out, we still recommend scheduling your spot rather than leaving it off and forgetting to call back.

Yes, we will send you an email the day before your appointment. If you do not have an email, we will call you.

We cannot guarantee the consultant will call when they are on their way because they could be with another client shortly before your appointment. But the scheduling team will make sure to add your request for a call in the Notes of your appointment. We advise that you be available during the entire appointment window that you have been assigned.

Yes. However, if the estimate is for a property in Escrow, there is a small fee, see our Inspection Reports & Roof Certifications page for those details.

In order to properly assess the roof, one of our trained consultants has to do a visual inspection to be able to provide you with an accurate estimate.

  • Yes.
    • For roof replacements:
      • For residential homeowners, we ask that all homeowners are present during the inspection. That way the consultant is able to relay all the proper information to all the decision makers and answer all the questions so that information doesn’t get lost in translation. Roof replacements affect the whole family – cars have to be moved, kids can’t play outside while technicians are working.
      • For rental properties, we recommend the owner be present during the inspection.
      • For property management companies, either the property manager or onsite manager must be present when the consultant is assessing the roof.
      • For commercial properties, in the event that neither the property owner or property manager are in close proximity to let the consultant in, a third party who is knowledgeable about the property will have to be present.
    • For repairs:
      • For residential homeowners, we ask that at least 1 homeowner is present as that isn’t as huge a commitment as roof replacements.
      • For rental properties, we recommend the owner be present during the inspection, but the tenant can also be the one to meet with the consultant in the event that the homeowner is unavailable.
      • For property management companies, either the property manager or onsite manager must be present when the consultant is assessing the roof.
      • For commercial properties, in the event that neither the property owner or property manager are in close proximity to let the consultant in, a third party who is knowledgeable about the property will have to be present.
    • For leaks, we ask that at least one person that knows where the leak is is present to show its location to the consultant. In the instance of management, rental and commercial properties, the property manager, onsite manager, owner, or tenant needs to let the consultant into the unit and show exactly where the leak is. If there is more than one unit, the consultant needs access into all units with leaks.

For properties in escrow, either the buyer, seller, buyer’s agent, or listing agent must be present during the inspection.

Yes, our consultants will assess your roof, provide you with the scope of work, and also send you an estimate via Joist within 24 hours of the appointment.

After your appointment, we send you an email with the estimate. If you want to move forward and start on the project, open the email and it will link you to the website (Joist) to sign the estimate with an electronic signature.

Estimates are sent via email, however if you do not have an email account we can either fax, text, or mail it to your address.

Change orders happen when there is a fee that changes after the initial inspection; for instance, the permit fee or sheathing which is only determined once the roof is lifted. This information is disclosed on the estimate.

Roof replacement estimates are valid for 1 year to the date of the appointment. Repair estimates are up to the inspector or consultant’s discretion.

It depends on our schedule at the moment. If it is a reroof, or a project that needs a permit, then we need to receive the permit prior to scheduling. Please call our office to get a better estimated timeframe.

The answer depends on the scope of work and the city. If it’s a roof replacement, a permit is required and we will obtain it for you. If it’s for a repair, a Production Coordinator will be able to assist whether you need it or not.

We will obtain the permit for you. The permit fee will be included in your final total cost for the project.

There is no way to determine what the permit fee will be. Every city is different when it comes to pricing, and the cost has many factors including the scope of work, square footage, and material. You can call your city’s Department of Building and Safety to get an average cost.

Permit issuance varies from city to city. Since COVID-19, we are experiencing delays and it can take anywhere from 7 to 30 business days.

The duration of the project varies depending on size of repair/replacement. For repairs, the average time frame is half a day to 2 days. Roof replacements take approximately 5-10 days. This, however, is dependent on city inspections as those will also determine the length of time it takes to complete the job. The Production Team will be able to provide you with a better time frame once they have your work order.

Our team of professionals are very experienced in setting up and cleaning up like they were never there. We are more than happy to discuss your concerns during your inspection appointment as well.

The consultant will not be present at the time of the repair/replacement.

Not during the appointment. The consultant will send it by end of day to ensure they have time to provide all the necessary information.

Yes, you can read about them on our Inspection Reports & Roof Certs page.

A detailed report of the quality of the roof including life expectancy, how many layers, type of roof, any flashing that’s needed, etc. Click here to view a sample inspection report you would receive from us.

Our team of technicians are very experienced in setting up and cleaning up like they were never there. We will cover whatever needs to be covered before we begin applying Roof Maxx to your roof, including outdoor furniture and cars. We will also hose down any concrete floors and driveways before we apply it so it doesn’t soak into the ground. Even if some of it is missed, since it is non-toxic it can be sprayed away with a hose.

We need to make sure your roof qualifies for Roof Maxx treatment, has no major wear and tear, is made of asphalt shingles, and does not require a roof replacement.

  • Since the shingles are now dried out, Roof Maxx will darken them as we’re adding oil, making them appear new (they go from looking like dry concrete to wet concrete).
  • When first applied, it leaves behind a white foam layer on your roof. Within 72 hours the oils will entirely soak into the shingles, and the white foam layer will be gone.

Roof Maxx’s Warranty lasts for 5 years, if we catch your roof at an opportune time to apply Roof Maxx, we can potentially apply it every 5 years after, extending your roof’s life for 10 more years.

No, this product is not a sealant. If you have a leak, we can send a consultant to view the leak location and give you an estimate for a repair.

The first sign of an aging roof is granule loss, which Roof Maxx prevents. Also if your roof is over 10 years old we can start applying Roof Maxx as it will
